The Boman Kemp Easy Well™ (or Basement Window Well) is used to keep earth away from basement windows.

It is designed to bolt directly to the Boman Kemp Easy Buck™, or can be bolted to the wall during basement remodeling.

Made from heavy-duty 18 gauge galvanized steel, with a white, or stacked stone enamel paint finish.

It features a 1″ profile with expertly designed, double-ribbed corners for added strength, reducing the need for extra bracing.

**INSTALLATION ALERT!**

Because of increased amounts of reinforcing steel in concrete walls that is tied to the home’s electrical grounding circuit, any anchor used to secure the window well must not come in contact with the reinforcing steel in the wall, the window well could become connected to the grounding circuit and may corrode prematurely. It is the responsibility of the installer to ensure a metallic path has not been created.

It is recommended that the area well be installed high enough to allow proper landscaping and below the bottom of the window approximately 12″ for placement of gravel for drainage.

For easy well install, simply back out each nut on the frame, leaving the top bolt on each side in to allow for temporary hanging of the well.

Once the well has been hung on those two bolts, insert remaining bolts into the frame with a washer and tighten all the way down on both sides.

Remove the two top bolts and replace with washers and tighten those two also. The well is now hung and ready for backfill.

BASEMENT EGRESS IRC CODE

WINDOW OPENING:
In order to meet the IRC code, the Basement Window must not be more than 44″ up from the ground. The Basement Window opening must be at least 20″ wide and at least 24″ high, with a net clear area of 5.7 square feet.

The Boman Kemp 4040 Basement Window meets and exceeds egress code with a net clear area of 7.027 square feet.

WINDOW WELL:
IRC requires the area inside the Window Well to be a minimum net clear area of 9 square feet.

The Boman Kemp 4040 Basement Easy-Well™ meets and exceeds code with a net clear area of 10.27 square feet.
